First visit the BBMP office for the katha transfer in bangalore.
Case 1 :
1 - You need get Encumbrance certificate ( EC ) from Registrar office for the locality.
EC is important for the khatha transfer.
( You need the latest EC i.e till the present month and DATE )
It gives you a idea of the history of the owner.
You can get 25-yrs of history.
For 10yrs of EC , 200 or 300 + rp as of 2017 April
There needs to be a form which needs to be filled.
If you pay extra , you get it done in one day .
2 - Pay all the pending year property tax , till the present year .
3 - Need sale deed - it has all the information .
4 - Previous tax receipt
5 - Previous khatha extract
6 - You need to get DD of 4% of the Tax which you paid for the property value , you bought.

3 - Once you have all the Doc :
Find the BBMP office where you need to submit the form
It will be forwarded to Revenue Inspector ( RI) who will confirm the data.

Case 2 : Incase the present khatha owner has passed away
Include these documents :
1 - Death Certificate
2 - Family Tree
3 - Affidavit ( From Sibling that they have no objections to have the khatha in family member name)
4 - Affidavit ( From the family head mother or father - they have no objections to get the khatha on their name )
4 - Conclusion
If all the docs are correct, then you will have to pay around 4k to 5k alone.
You might end up paying extra if there is more work .
You will get the khatha extract and the Khatha certificate after all this
